建蔽率（けんぺいりつ）
Building coverage ratio controls how much of a site may be occupied in plan. It is a footprint rule, not a total-floor-area rule.
容積率（ようせきりつ）
Floor Area Ratio controls the total floor area allowed on a site. In Japan, it must be read together with designated FAR and road-width-based restrictions.

防火地域（ぼうかちいき）
Fire Prevention District, or 防火地域（ぼうかちいき）, is a fire-safety overlay for dense and high-risk urban areas. It does not prohibit building; it raises fire-performance requirements.
準防火地域（じゅんぼうかちいき）
Quasi-fire Prevention District, or 準防火地域（じゅんぼうかちいき）, is an intermediate fire-control overlay often used around fire prevention districts or in dense urban areas.
